Tysons Corner Center owner Macerich has been given the go-ahead to evict a furniture store just over a year after it opened in a 45K SF space.

A Fairfax County judge ruled in favor of the landlord this month, allowing Macerich to evict Patrick’s Elegant Living from its space at 1800 International Drive, a standalone building across the street from the Tysons Corner Center mall, FFXnow reported .

Macerich can’t evict Patrick’s until Oct. 15, according to a judgment from Fairfax County General District Court Judge Susan F. Earman.

Macerich and Patrick’s didn't respond to requests for comment on the ruling.

Santa Monica, California-based Macerich sued the D.C.-area furniture store company in March, alleging it had failed to pay five months of rent.

Patrick’s then filed a countersuit, claiming Macerich was responsible for over $3M in damages resulting from structural and utilities issues. It alleged the landlord failed to adequately fix roof leaks and that a broken HVAC system resulted in extreme temperature fluctuations, which resulted in water damage and $2M in inventory loss, the Washington Business Journal reported at the time.

Patrick's previously operated an 800 SF space in Tysons Galleria before moving to the 45K SF building. It opened the larger location in March 2024 , replacing Crate & Barrel, which had been there since 2000.

Patrick’s also has a location at The Wharf in Southwest D.C. that its website says is “temporarily closed.”

Macerich owns the 1.8M SF Tysons Corner Center , which it acquired as part of a portfolio purchase in 2025. In late 2023, it refinanced the center with a $710M CMBS loan that has a five-year term at an interest rate of 6.6% with interest-only payments.

The landlord is planning a $100M redevelopment of the west side of Tysons Corner Center, the WBJ reported this month, including $66M in store upgrades and $45M in common area improvements. Macerich's partner on the mall, the Alaska Permanent Fund Corp., last month said it is looking to sell its stake in the property.
